The Cedarburg housing market stayed competitive through June. Buyers continued to move quickly when well-prepared homes became available. Inventory remained limited, which helped keep demand strong and home values steady.
Market Activity
Through the first half of the year, the average list price reached $873,560, while the median list price was $757,675. During June, the average list price came in at $768,366, with a median list price of $622,450.
Closed sales remained strong. The average sale price in June climbed to $761,413, compared to the year-to-date average of $636,159. The median sale price also increased to $630,300 for the month.
Market Pace
Homes sold quickly in June. The average time on market dropped to just 16 days, compared to 23 days year to date.
Competition also remained strong. Sellers received an average of 103.12% of their asking price during June. That exceeded the year-to-date average of 102.04%. The average sale price per square foot also increased to $294, up from $274 year to date.
Inventory Levels
Inventory remained tight throughout the month. There were 32 homes available and 15 new listings entered the market during June.
The month’s supply of inventory fell to 1.28 months. A balanced market typically has four to six months of inventory. This continues to favor sellers.
The absorption rate increased to 0.78, showing buyers are still purchasing homes at a healthy pace.
Home Flow Insight
One staging detail that often gets overlooked is giving every space a clear purpose.
An empty corner can become a reading nook. A small landing can hold a simple bench and artwork. Even a spare bedroom feels more inviting when buyers immediately understand how it could be used.
When every space has a purpose, buyers spend less time wondering what belongs there. Instead, they spend more time imagining themselves living in the home.
