A total of 229 homes sold in June, bringing the year-to-date total to 825 sales. While 190 new listings came to market during the month, active inventory remained low with just 254 homes available for sale.
The month’s supply of inventory finished at 1.11 months, well below the level typically considered a balanced market. This continues to favor sellers while giving buyers limited choices.
Home Prices
Home values remained steady throughout June.
The average sale price reached $442,841, while the median sale price came in at $410,000. Both figures were slightly above the year-to-date averages, showing continued strength in the local market.
Buyers also continued paying close to — and often above — asking price. Homes sold for an average of 101.35% of list price during June.
Market Pace
Well-priced homes continued to attract buyers quickly.
The average days on market dropped to just 20 days in June, down from the year-to-date average of 32 days. This suggests that buyers remained ready to act when desirable homes became available.
The average sale price per square foot held steady at $229, matching the year-to-date average.
