Richfield Real Estate Market Update โ€“ May 2026

The Richfield housing market remained active throughout May, with buyer demand continuing to outpace the limited supply of homes available for sale. Inventory remains tight, and well-priced homes continue to attract attention quickly as we move further into the summer market.

Through the first five months of 2026, 49 homes have sold in Richfield. The average sales price year to date is $607,297, while the median sales price stands at $586,410. During May alone, 15 homes sold with an average sales price of $571,640 and a median sales price of $523,800.

Inventory continues to be one of the defining features of the Richfield market. There were just 14 active properties for sale during May, resulting in less than one month of housing supply at 0.93 months. Additionally, 15 new listings came to market during the month, matching the number of homes that sold. This balance suggests that while buyers remain active, new inventory continues to be absorbed as it becomes available.

Homes also continued to sell close to asking price. The average list price during May was $515,514, while the median list price was $459,900. Meanwhile, homes sold for 100.01% of their asking price during the month and 101.05% year to date. This reflects continued buyer demand for homes that are priced appropriately and presented well.

The pace of the market remained strong as well. Homes sold in an average of just 10 days during May, compared to 25 days year to date. While every property is different, many well-prepared homes continue to attract strong interest and move quickly once they hit the market.

The average sales price per square foot reached $225 during May, while year-to-date sales have averaged $252 per square foot. Together, these figures point to continued stability and strength within the Richfield housing market.
