The Cedarburg housing market remained highly competitive during July, even as inventory increased slightly. Buyers continued to act quickly on well-priced homes, while sellers benefited from strong demand and multiple-offer situations.
Market Activity
Through the first seven months of 2026, 115 homes have sold in Cedarburg. During July alone, 17 homes changed hands, while 19 new listings came to market.
Inventory increased to 34 active listings, resulting in a 2.0-month supply of inventory. Although this is slightly higher than earlier this year, it still reflects a seller’s market where demand continues to outpace available homes.
Home Prices
Home values remained steady throughout July.

While the average sale price dipped slightly during the month, the median sale price increased above the year-to-date figure, showing continued strength across much of the market.
Market Pace
Buyers moved quickly in July.
The average days on market dropped to just 9 days, compared to the year-to-date average of 21 days. Sellers also received an average of 107% of their asking price during the month, compared to the 102.73% year-to-date average.
The average sale price per square foot also increased from $276 year to date to $292 in July.
What the Market Indicates Now
July reinforced that Cedarburg remains a highly competitive market despite a modest increase in available inventory. Two months of inventory is still well below a balanced market, and homes that are priced appropriately continue to generate strong buyer interest.
As we move toward late summer, buyers may find a few more options than they did earlier this year, but well-prepared homes are still selling quickly and often above asking price.
