Grafton Housing Market Update – June 2026

The Grafton housing market stayed active through June. Buyers continued competing for well-priced homes, while inventory remained relatively limited.

Twenty-five homes sold during the month, and 33 new listings came to market. There were 55 homes available for sale at the end of June. That resulted in a 2.2-month supply of inventory. Buyers have a few more options than they did earlier this year. Even so, Grafton continues to favor sellers.

One trend that stood out in June was the pace of the market. The average days on market dropped to 47, compared to the year-to-date average of 71 days. While one month doesn’t define the entire market, it does suggest buyers moved more quickly when desirable homes became available.

Competition also remained strong. Sellers received an average of 103.72% of their asking price during June. That’s an increase from the year-to-date average of 102.3%. Buyers were still willing to compete for homes that were priced well and presented in good condition.

Sale prices were lower in June than the year-to-date averages. The average sale price came in at $515,026, compared to $561,668 year to date. The median sale price also declined during the month. Monthly price changes are common. They often reflect the mix of homes that sold rather than a change in overall market values.

Inventory remains one of the biggest factors shaping the local market. A 2.2-month supply is still well below a balanced market. That means sellers with well-prepared homes continue to have a strong opportunity to attract serious buyers.
