Ozaukee County Housing Market Update – May 2026

The Ozaukee County housing market remained competitive in May. Inventory stayed low, giving sellers an advantage while creating challenges for buyers. More homes came to market this spring, but demand remained strong. Well-prepared homes continued to attract significant interest and sold quickly.

Market Activity

Through the first five months of 2026, the average list price in Ozaukee County reached $740,909. The average sales price was $569,615. In May alone, the average list price was $725,188, while the average sales price came in at $563,900.

The median sales price for May was $510,000. This was slightly higher than the year-to-date median of $503,178 and shows that buyer demand remains strong across a range of price points.

Market Pace

Homes moved quickly in May. The average days on market dropped to just 24 days, compared to the year-to-date average of 40.4 days.

Buyers also continued to compete for available homes. Properties sold for an average of 101.95% of asking price during May.

A total of 115 homes sold during the month, bringing the year-to-date total to 432 closed sales.

Inventory Levels

Inventory remains one of the biggest factors shaping the market. There were 196 homes for sale in May, and 150 new listings entered the market.

Month’s supply of inventory stood at just 1.7 months. In a balanced market, that number is typically much higher. The current level continues to favor sellers and keeps competition high among buyers.

Home Flow Insight

One of the most overlooked staging strategies is giving every room a clear purpose.

Buyers naturally imagine how they would live in a home as they walk through it. When a room serves several purposes at once, it can feel smaller and less functional.

Before listing, consider simplifying multi-purpose spaces. Turn a room into a dedicated office, guest room, reading space, or hobby area. A clearly defined room helps buyers understand its potential and often makes the entire home feel more spacious and intentional.

Looking Ahead

As we move further into summer, low inventory and strong buyer demand continue to shape the Ozaukee County market. Sellers who prepare their homes thoughtfully and price strategically are still seeing strong interest. Buyers, meanwhile, should be prepared to act quickly when the right opportunity becomes available.
