Mequon Housing Market Update – June 2026

The Mequon housing market remained strong during June. Buyer demand continued to outpace the number of homes available for sale. While new listings continued to enter the market, inventory remained limited. Well-prepared homes attracted strong buyer interest. June also included several luxury home sales, contributing to another month of impressive pricing.

A total of 44 homes sold during June, while 54 new listings came to market. At the end of the month, 63 homes were available for sale. That resulted in a 1.43-month supply of inventory. Although inventory remains well below what is considered a balanced market, buyers have slightly more options than they did earlier this year. Even so, competition remains strong for desirable homes.

Homes also continued selling quickly during June. The average days on market fell to 29 days, compared to the year-to-date average of nearly 33 days. Sellers also continued receiving strong offers, with homes selling for an average of 102.42% of their asking price during the month.

June was a particularly strong month for home values. The average sale price reached $977,955, while the median sale price climbed to $806,500. Both figures finished well above the year-to-date averages of $771,821 and $677,417. Several luxury home sales helped push prices higher during the month. Even so, pricing remained healthy across the broader market as buyers continued competing for well-presented homes.

Overall, June’s numbers suggest Mequon remains a strong seller’s market. Limited inventory, relatively quick sales, and prices above asking continue to favor sellers. Buyers may have slightly more choice than earlier this year. However, well-priced homes in desirable locations continue to attract significant attention.

Home Flow Insight

One area sellers often overlook is the garage. While it may not be considered a primary living space, buyers pay close attention to it because it reflects how the home has been maintained. Removing unnecessary storage, organizing shelves, and leaving clear floor space can make the garage feel larger and more functional. A clean, organized garage reinforces the impression that the entire property has been well cared for.
