Cedarburg Housing Market Update – August 2026

The Cedarburg housing market remained competitive during August. Homes continued to sell quickly and often above asking price. Inventory remained limited, while both the average and median sale prices finished above their year-to-date levels.

Buyer activity also remained strong as summer came to a close. Twenty-one homes sold during August, compared with 18 new listings that came to market.

Market Activity

Through the first eight months of 2026, 137 homes have sold in Cedarburg. During August alone, 21 homes changed hands, while 18 new listings came to market.

There were 33 properties available for sale during August. With slightly more homes selling than coming to market, inventory remained tight.

Cedarburg finished the month with a 1.57-month supply of inventory, compared with 1.45 months year to date. Buyers had slightly more inventory available than the year-to-date average, but overall supply remained low.

Home Prices

Home values remained strong during August. Both the average and median sale prices finished above their year-to-date levels.

The average sale price reached $639,778 during August, compared with $634,015 year to date. The median sale price showed a larger increase. It reached $614,900, compared with the year-to-date median of $592,619.

The average sale price per square foot also increased to $293 in August, compared with $277 year to date.

Together, these numbers show that Cedarburg home values remained strong through the end of the summer selling season.

Market Pace

Homes continued to move quickly in August.

The average days on market was just 12 days, compared with the year-to-date average of 20.25 days. Individual properties can vary, but the faster pace shows that buyers continued to act quickly when desirable homes became available.

Sellers also received an average of 103.04% of their asking price during August, compared with 102.72% year to date. The average home therefore continued to sell above asking price during the month.

Combined with the 12-day average market time, these numbers show that buyers are still competing for well-priced homes.

Inventory

Inventory remains one of the key factors shaping Cedarburg’s housing market.

There were 33 properties available for sale during August. Eighteen new listings entered the market, while 21 properties sold.

The 1.57-month supply of inventory was slightly above the year-to-date figure of 1.45 months. Even with that increase, buyers still had a limited selection of homes to choose from.

For sellers, limited inventory continues to support a strong market, especially for homes that are prepared and priced well. Buyers may have a few more choices than during tighter periods earlier this year, but competition remains a factor for desirable homes.

What the Market Indicates Now

August’s numbers show that Cedarburg remains a competitive market as we move toward fall.

Sale prices remained strong, homes sold faster than the year-to-date average, and sellers continued to receive more than their asking price on average. Inventory increased slightly, giving buyers some additional choices without changing the overall direction of the market.

It’s also worth noting that 21 homes sold while only 18 new listings came to market. Without more new listings entering the market, the number of available homes is likely to remain limited.

As we move into fall, pricing and preparation will continue to matter. Sellers remain in a strong position, while buyers should be prepared to move quickly when the right home becomes available.
