The Grafton housing market remained active during August. Homes sold considerably faster than the year-to-date average, while buyers continued to pay slightly above asking price for homes that sold during the month.
Sale prices were somewhat lower in August, although the average sale price per square foot remained nearly unchanged. At the same time, 35 new listings came to market, giving buyers additional options as summer came to a close.
Market Activity
Through the first eight months of 2026, 170 homes have sold in Grafton. During August alone, 28 homes changed hands, while 35 new listings came to market.
There were 53 properties available for sale during the month. Grafton finished August with a 1.89-month supply of inventory, compared with 2.18 months year to date.
Despite new homes continuing to enter the market, overall inventory remained relatively limited.
Home Prices
Sale prices were somewhat lower during August compared with their year-to-date levels.

- Median sale price (August): $485,000
The average sale price was about $12,000 below the year-to-date figure. The median showed a larger difference, finishing at $485,000 compared with $536,853 year to date.
However, the average sale price per square foot remained nearly unchanged at $252 in August, compared with $251 year to date.
This provides some useful context for the lower monthly sale prices. The mix and size of homes that sell during any individual month can influence average and median prices, while the nearly unchanged price per square foot suggests values remained relatively steady on that measure.
Market Pace
Homes that sold during August moved considerably faster than the year-to-date average.
The average days on market was 29 days, compared with nearly 60 days year to date. While individual properties can vary, the faster pace shows that buyers continued to act when desirable homes became available.
Sellers received an average of 101.7% of their asking price during August, compared with 102.06% year to date.
Combined with the shorter market time, these numbers show continued buyer activity for homes that were priced and positioned well.
Inventory
There were 53 properties available for sale during August, while 35 new listings came to market and 28 homes sold.
