Richfield Housing Market Update – June 202

The Richfield housing market remained highly competitive during June. Inventory stayed exceptionally limited, and buyers continued to move quickly when well-priced homes became available. Sellers who prepared their homes well continued to benefit from strong demand.

A total of 16 homes sold during June, while 11 new listings came to market. Because more homes sold than were listed, available inventory continued to tighten. At the end of the month, only 13 homes were available for sale, leaving Richfield with just 0.81 months of inventory. The year-to-date supply also remained below one month at 0.94 months, highlighting how few homes buyers currently have to choose from.

Homes sold much faster during June than they have on average this year. The average days on market dropped to just 12 days, compared to the year-to-date average of nearly 23 days. Buyers also competed aggressively, with sellers receiving an average of 105.74% of their asking price during the month.

While the average sale price of $556,538 and median sale price of $487,500 finished below the year-to-date averages, buyers continued paying strong prices for desirable homes. The average price per square foot increased to $270, compared to the year-to-date average of $255, showing continued demand for well-maintained properties despite the limited inventory. The current numbers suggest Richfield remains a seller’s market. Overall, June’s numbers suggest Richfield remains a strong seller’s market. Unless inventory begins to increase, buyers will likely continue facing competition for well-priced homes, while sellers remain in a favorable position.

Before listing your home, take a walk through it without stopping to admire individual rooms. Instead, focus on how naturally you move from one space to the next. Buyers notice when furniture, décor, or large plants interrupt that flow, even if they don’t realize it.

Removing just one or two unnecessary pieces can make a hallway feel wider, an entry feel more welcoming, and the entire home seem larger. Small adjustments to the spaces between rooms often leave just as strong an impression as updating the rooms themselves.
